Mumbai: JLL has appointed Nishant Kabra as Managing Director, Bengaluru, strengthening its leadership in India’s largest commercial real estate market and the country’s leading Global Capability Centre (GCC) hub. Kabra will oversee JLL’s operations across all business lines in Bengaluru while continuing in his existing role as Managing Director – Investment Sales and Debt Advisory for JLL India’s Capital Markets business.
With nearly two decades of experience in commercial real estate, Kabra brings expertise in market development, client relationships and business leadership. In his expanded role, he will spearhead JLL’s strategy in Bengaluru, a market that accounts for the largest Grade A office inventory in India and continues to attract significant demand from global occupiers and institutional investors.
The appointment comes at a time when Bengaluru remains India’s dominant office market, housing over 800 GCCs and recording robust leasing activity. According to JLL, the city accounted for 43.4 million sq. ft. of GCC leasing between 2022 and the first half of 2026, representing 38% of India’s total GCC space take-up during the period. Bengaluru also delivered 8.3 million sq. ft. of net office absorption in H1 2026, up 24.2% year-on-year, while maintaining a strong development pipeline with 18-19 million sq. ft. of new office supply expected by the end of the year.

JLL noted that Bengaluru has emerged as India’s largest Grade A office market with an inventory of 243.7 million sq. ft. and has recorded cumulative gross leasing of 82 million sq. ft. between 2022 and H1 2026. The city also attracted 31.6% of all leasing by foreign occupiers in Q2 2026, while REIT-owned office assets account for over 40% of India’s total REIT-owned office market, underscoring sustained institutional investor confidence.
The consultancy said the market is witnessing a growing preference for premium office assets as occupiers optimise portfolios amid AI-led business transformation. With vacancy levels in key submarkets falling to single digits, JLL expects Kabra’s leadership to further strengthen its advisory capabilities and support clients navigating Bengaluru’s increasingly competitive commercial real estate landscape.
